Montrose CA Homes For Sale

Hollywood’s Stand In For Small Town USA

Every home buyer in Glendale eventually discovers Montrose CA homes for sale. People love the charming homes, walkable lifestyle in Montrose Shopping Village, award-winning schools and the clear sense of community.

Montrose is technically located within the zip code 91020, but people looking for Montrose CA homes for sale consider a much larger area. The south end is anchored by the Verdugo Rd./La Crescenta Ave. split, the 2 Freeway borders on the east, and Pennsylvania make up the western border. The Glendale CA neighborhoods within this area are quite diverse, but they all share a certain character and charm. We cover these micro-neighborhoods in-depth in separate posts, listed below.

Montrose Shopping Park attracts people from all over the Greater Los Angeles area. People live it’s small-town walkable atmosphere with charming boutiques and restaurants as well as the essential merchants and businesses. Regular events like the weekly Harvest Festival, Craft Beer Festival and Arts and Crafts Festival provide entertainment and a chance to bump into neighbors and connect with the community.

People also love the natural beauty of the Foothill Mountains.

Montrose (and surrounding neighborhoods) belong to the Glendale Unified School District. Most neighborhoods are attached to Fremont Elementary School, a small, intimate, elementary that operates like a cohesive village. Some neighborhoods are aligned with Lincoln Elementary where the PTA is super strong and influential. Rosemont Middle School is considered the top school in the district as is Crescenta Valley High School. Clark Magnet High School rounds out the mix.

Montrose Ca Real Estate – Sparr Heights

The primary residential neighborhood in Montrose CA is called Sparr Heights and people love the charming cottages lining manicured avenues.

Most of the homes were built from 1930-1940 and their character home styles include Spanish, English Tudor, Ranch and Post War Cottage. The homes are located on rectangular lots around 6000 square feet and the average home size is about 1500sf of living space.  However, many have been expanded with a second story.

Sparr Heights is popular with affluent professionals with young children. Fremont Elementary School borders the south end of the neighborhood and is one of the most sought out schools in the Glendale Ca school district. It is award-winning, relatively small and intimate, and has a vibrant community of involved parents and teachers.
