    Broker Open House or Broker Caravan is a primo way to get the edge over the “other” home buyers. The better edge is to work with a DIGGS agent as your dedicated Buyer’s Agent!     This post about Broker Open (Broker Caravan) was originally published in 2012. Obviously, technology has progressed quite a bit. Savvy buyers already know that homes are open during the week. In fact, I often see more buyers during a Broker Open in Glendale than I do actual real estate agents!

    Some Realtors promote their Broker Open like a general open house. Check your favorite source of open house information for a current schedule. However, for a complete list Email us your request. Tell us which caravan schedule you want and we’ll send it right over. Get the drop over all your other buyers and come see us on caravan!

    Glendale Broker Open– Wednesday 10 AM – 1 PM
    Burbank Broker Open – Thursday 9:30 AM – 12 Noon
    Los Angeles Broker Open – Tuesday and Thursday 10 AM – 2 PM
    Foothills Broker Open (La Crescenta, La Canada and North Glendale) – Tuesday 10 AM – 2 PM
    Pasadena/Altadena Broker Open – Thursday 10 AM – 2 PM
    Sunland-Tujunga Broker Open – Friday 10 AM – 1 PM

    You’ve seen the term Broker Caravan, but do you know what it is?

    Every week Realtors gather together to trade information on the new listings of the week. The best Realtors share insider tips like their seller’s motivation or details not disclosed on Zillow. After the meeting, we make these homes available for Realtors to view, easily and without the need to make and appointments. It is one of the primary ways we develop superior product knowledge. I have visited dozens of homes nearly every week of my career. That’s a lot of houses.

    The origins of this practice are quaint, given the technology of today. Back in the olden days, Realtors would gather at a local coffee shop and trade homemade flyers of their new listings. ย Everyone snapped those papers into their three-ring binders. Then, they would climb into their cars and literally form a caravan line, driving from house to house.

    Today we have instant access to any new listing and we no longer have to wait for the weekly meeting and we now call it Broker Open House. But we still gather, once a week, and we still tour all of the new listings. Seeing a home on the internet will never replace the knowledge one gets from physically visiting a home.

    HOT TIP: If you are on the hunt for the “perfect” home, find out the day and time of the Broker Caravan in your preferred area. Realtors will often place an “Open House” sign during Broker Open House time and you can see a great new listing, often before any public open house. Some Realtors will not let the public in on caravan day, so be prepared for a “no”, but most are happy to show you their new listing. If it is MY listing, I will welcome you with open arms!
