When you want to sell your Character Home in Glendale but you don’t have a lot of money or time… what do you do?
Our home sellers knew that investing in preparing their home for sale would bring profit, but they couldn’t do it “all”. The home had not been remodeled or upgraded in several decades. It had a “vintage” kitchen, original windows and lacked central heat or air conditioning. And the home owners decorating style was more “comfortable intellectual” than “chic yuppie”.
Transform The Story, Transform The Home
Sometimes a transformation is about telling a new story. Our client was selling a 1940’s character home in Glendale. It had lots of charm and detail, but very little had been upgraded to modern standards. The DIGGS Transformation Team operated on a shoe-string budget to play up the charm, detail and location and play down the need for remodeling.
CASE STUDY #3: KENNETH “B”
The Living Room was more about comfort than the elegant style we were looking for. Selling a Glendale Home for top dollar means appealing to the right buyer.
The majority of our staging dollar was invested here. We brought in furniture, accessories and art to simplify and lighten the space.
The dining room was painted a cheerful but strong orange. The home owner loved thier dining room, but we knew most home buyer’s would prefer a lighter, more neutral color.
The homeowners painted the room a soft and cheerful yellow. In order to save money, the homeowners painted the room over a weekend. Our designer chose the color.
The bedrooms needed the most love. Tiny cracks in the walls and ceilings were beyond the homeowners skill level, so a professional painter came into to properly patch and prepare the ceiling and walls for a soft, slightly warm white.

THE LOW DOWN:
Busy professionals devote all their cash to paying off student loans and all of their time exploring the world or connecting with friends. While they loved their home they had not invested in upgrades or decor. Furnishings were either eclectic or functional and the home’s deferred maintenance was obvious in every room.
The homeowners were on a shoestring budget. DIGGS came up with a list of minor projects that had major impact that the homeowner could do. (check out our guide to staging on a budget) This included painting key rooms, landscape clean up, and a complete cleaning, including the windows. Then our DIGGS Optics Team took over, staging and photographing the rooms to emphasize architecture and floor plan. The result was a home that felt unique and filled with personality rather than a home that need a complete remodel.
Estimate before transformation……..$699,000
List price after transformation……….$769,000
The Seller’s Review of DIGGS
“I had met Kendyl at several of her open houses when I was looking in Glendale before buying — and she always has cute houses. Then I saw her sales statistics and how could we go wrong with that?
Kendyl is a true professional – knowledgeable about her industry, the market, the people.
One thing I particularly appreciated is that she is optimistic but also realistic — she gave us honest, fact-based information and then did her best to exceed our expectations — and we couldn’t be more pleased.
We appreciated her good advice at every step of the way — how to market our home, what repairs to make (and not), what to expect from inspections, the buyers, their lender, etc. Everything was handled professionally, smoothly, seamlessly.
Kendyl and Simone were both wonderful to work with. Kendyl called us every Monday to check in and was always readily available when we had questions, big or small or in between, and Simone kept us updated as needed. Not a hitch or a hiccup anywhere in the process.
IS IT ALWAYS THIS EASY TO SELL A HOUSE???? Truly we can’t imagine why anyone would choose agents other than Kendyl and DIGGS to sell their home.”
