The staging was in and we had a massive marketing schedule set to launch. But then….⠀
Coronovirus shut down the world. We had 48 hours to completely rebuild our home selling process or our client was in big trouble!
From The Seller’s Point Of View

Here Is What We Were Faced With
Coronovirus is identified as a global pandemic. On the week we launched, governments were trying to figure out how far to go to keep people from gathering.
We were ultimately prohibited from doing any physical showings.
Interest rates plummeted to historic lows, but almost immediately ratcheted up above their previous levels. The stock market is in free fall and there is confusion and fear over the economy. It is starting to look like unemployment will hit historic highs.
Almost all institutions take a brief pause as the government determines who needs to continue operating. It is possible that a new sale could not be completed if escrow, title, and notaries are unable to function.
On the other hand, our seller was “on the hook” for staging and all of the pre-marketing investment and the home was vacant. It was a very stressful situation.
How We Adjusted To The Shut Down
Our pre-launch marketing plan prior to “The Shut Down” was complete.
Then we counseled with our client, laying out the pros, cons, and possible outcomes that we could see. We didn’t sugar coat anything and we all faced a hard truth – there was no way to anticipate what might come next. Laure (our seller) decided to push forward.
We were unable to execute the centerpiece of our marketing – a giant open house event. Instead, we used our digital marketing experience to create, promote, and execute a LIVE and INTERACTIVE virtual open house on Facebook Live. We attracted hundreds of views and were covered by CurbedLA and the City of Glendale.
We removed the lockbox four days after we launched. Four buyers had made it into the home.
3 Offers Above List Price. But, Wait….
Our client received three excellent offers from well-qualified buyers, but accepting an offer for $117,500 over the list price was just the start.
The world was in chaos and no one could predict what would happen. We coped by being obsessive about communication and we took nothing for granted. We stayed at least 3 steps ahead of the process, checking and rechecking how each step would be carried out in the new world order.
Because we were always ahead of the process, we could adjustments down the line to stay on time and on track.
We Did What Others Claimed Impossible
We closed escrow in 32 days. Buyer and Seller kept their cool without ever spinning out from stress or fear. They treated each other reasonably and with respect at every turn, and the buyer’s agent was a true professional.
We like to think we orchestrated this with pre-planning, close communication and the ability to truly listen to everyone’s concerns.
The only one who was sad was the backup buyer.
