The Homeowner And I Were Freaking Out.
How could my homeowner sell her Glendale home during a pandemic? The staging for this soulful Mid Century home near Brand Park in Glendale was in and we had a massive marketing schedule set to launch. But then….⠀
Coronovirus shut down the world. We had 48 hours to completely rebuild our home selling process or our client was in big trouble!
What The Seller Said After The Sale
We are starting this story with the “happily ever after” because selling a Mid Century Glendale home during a global pandemic was scary.
“It’s hard to briefly explain how amazing it was working with Kendyl Young and the team at DIGGS to sell my house. For me, selling the only home I’ve ever owned was fraught with issues – emotional and logistical but I never dreamed I’d have to do it in the middle of a pandemic. Yet Kendyl was able to take this project from listing to close of escrow in less than 35 days!
I had always admired the DIGGS team for its extremely creative marketing efforts and on-trend use of social media and online platforms, while still putting humanity and commitment to community front and center. That being said, I got much more than mere handholding — I got answers and information before I even knew what to ask for! I received excellent guidance in all aspects of assessing the market, understanding my property’s position in the current market, determining a listing price and preparing my home for listing.
Of course Kendyl and her team excelled at staging and photography but it was their ability to employ all these tools to weave a story about the house that was compelling and spoke to its integrity and value that made the difference. Using that strong marketing approach and state of the art technology, including 3-D tours, Kendyl managed to list and show the home within the confines of the LA County “Safe At Home” order declared in response to the coronavirus pandemic.
Within 24 hours of the first “Facebook Live” showing, we had three offers above asking and were in a contract a day later. In a time of incredible uncertainty, Kendyl and DIGGS stepped up and walked clear-eyed right into a new uncharted world – achieving more than incredible results! I am blown away. Needless to say – if you need someone to guide you through this new normal to sell or buy a house – I have no higher recommendation than Kendyl Young and DIGGS! “
Selling A Glendale Home During A Pandemic
Coronovirus is identified as a global pandemic. On the week we launched, governments were trying to figure out how far to go to keep people from gathering.
We were ultimately prohibited from doing any physical showings.
Interest rates plummeted to historic lows, but almost immediately ratcheted up above their previous levels. The stock market is in free fall and there is confusion and fear over the economy. It is starting to look like unemployment will hit historic highs.
Almost all institutions take a brief pause as the government determines who needs to continue operating. It is possible that a new sale could not be completed if escrow, title, and notaries are unable to function.
On the other hand, our seller was “on the hook” for staging and all of the pre-marketing investment and the home was vacant. It was a very stressful situation.

How To Show A Glendale Home During A Shut Down
Our pre-launch marketing plan prior to “The Shut Down” was complete.
Then we counseled with our client, laying out the pros, cons, and possible outcomes that we could see. We didn’t sugar coat anything and we all faced a hard truth – there was no way to anticipate what might come next. Laure (our seller) decided to push forward.
We were unable to execute the centerpiece of our marketing – a giant open house event. Instead, we used our digital marketing experience to create, promote, and execute a LIVE and INTERACTIVE virtual open house on Facebook Live. We attracted hundreds of views and were covered by CurbedLA and the City of Glendale. Despite the pandemic, everyone seemed interested in this Mid Century home for sale.
We removed the lockbox four days after we launched. Four buyers had made it into the home.
3 Offers Above List Price. But, Wait….
Our client received three excellent offers from well-qualified buyers, but accepting an offer for $117,500 over the list price was just the start of the home selling process.
The world was in chaos and no one could predict what would happen. No one could tell what the Glendale home selling market might do in the coming weeks. We coped by being obsessive about communication and we took nothing for granted. We stayed at least 3 steps ahead of the process, checking and rechecking how each step would be carried out in the new world order.
Because we were always ahead of the process, we could make adjustments down the line to stay on time and on track.
We Did What Others Claimed Impossible
We sold and closed escrow on that lovely Mid Century home in Glendale in 32 days. The Buyer and Seller kept thier cool without ever spinning out from stress or fear. They treated each other reasonably and with respect at every turn, and the buyer’s agent was a true professional.
We like to think we orchestrated this with pre-planning, close communication and the ability to truly listen to everyone’s concerns.
The only one who was sad was the backup buyer.
