WHAT PEOPLE LOVE

Federal Court of Appeals at the top of Grand
This is one of the most picturesque neighborhoods I have ever seen. Some of the most important homes by Green and Green are right here, including the Gamble house and Neighborhood Church. It is one of the most popular alternatives to high end real estate in Los Angeles.
I often take the long walk along Grand Ave. and the Arroyo from South Pasadena to the Colorado Street Bridge and it is simply breathtaking every single time.
Millionaire Row runs along Orange Grove Blvd. Significant mansions (including the Tournament of Roses Headquarters) and gorgeous Mid Century condominium buildings are coveted addresses. The Rose Parade is a blessing or a curse, but there is no denying the sheer spectacle of the event.
Lower Arroyo Park is gorgeous walk, as well. Restored meadows are filled with native plants and flowers. The Matilija Poppies (Fried Egg Flowers) are stunning in late spring. There is also a casting pond and several archery ranges. Equestrian facilities are at the bottom.
What People Don’t Love
The RoseBowl is an open air stadium and some of the events are pretty loud. While it is not as bad as it is for the Linda Vista residents, it is not quiet on event nights. Traffic is also a problem on event days, and let’s not even talk about the headache of New Year Day.

McKinley Elementary
Blair Middle and High School(International Baccalaureate)
San Rafael Elementary(Preferred Zone School)
Be sure to check the address for your preferred home at the Pasadena School Finder. Not all Lower Arroyo homes qualify for San Rafael as a Prefered Zone School.
In addition, parents can choose Open Enrollment for schools outside their School of Resident.
