Everyone loves the Character Homes around Brand Park and Kenneth Village.
Location
Northwest Glendale is a huge Glendale Ca neighborhood and includes the zip codes 91201 and 91202. It borders Burbank and people often refer to it as the Brand Park or Kenneth Village neighborhood.
The main arteries for the area are North Brand Blvd, Kenneth Rd, Grandview Ave and Highland Ave. The 5 and 134 highways are the southern border.
The 134 and 5 freeways provide faster access to the San Fernando Valley and Westside. The Los Angeles Zoo and Griffith Park are just over the border.
What People Love About Northwest Glendale
Northwest Glendale is filled with character homes and everyone loves the wide avenues lined with mature trees. The Jacaranda trees burst into bloom in May and the area is filled with their lavender loveliness.
Brand Park and the Brand Park Art and Music Library are major attractions. Kenneth Village provides a charming small-town experience where neighbors greet each other in the early evenings and weekends. The Friends of Brand Library regularly host live performances and art shows.
Families want to get into Mark Kepple Elementary School because it is both a Visual and Performing Arts Magnet and offers a Korean Dual Language Immersion Program.
What People Don’t Love
Bad driving. The 1300 – 1400 blocks of Highland Ave. and Glenoaks Blvd. between Highland and Western are aggressive driver magnets. Traffic around the school complex is also difficult. Exercise lots of caution during school drop off and pick up times!
Northwest Glendale Schools
City planners decided to create a multi schoool campus in Northwest Glendale. Mark Keppel Elementary School, Toll Middle School and Hoover HIgh School are all located on Glenwood Rd between Virginia and Pacific. The idea was to create a single drop off point for families with multiple children.
Kepple Elementary is a highly coveted school because it is a visual and performing arts magnet as well as a language immersion school for Korean. Toll Middle School offers dual language for Korean, Armenian and Spanish and Hoover High School offers dual language programs in Armenian, Korean and Spanish as well as an award winning marching band.
Real Estate in Northwest Glendale
Most of the single family homes were built between 1930 and 1948 and Spanish, English Tudor and Traditional architecture are common. The normal lot is approximately 6000 sf and flat.
The median price for a single-family home recently rose to $1,168,000 in April, 2019. In 2018 the median was closer to one million.
There are a few condo and townhouse developments in Northwest Glendale and the median price runs a little over $500,000.
That being said, Northwest Glendale is the largest neighborhood in Glendale and contains the widest diversity of home sizes and prices. Homes located closer to the 134 freeway are smaller and more affordable than homes that are in the hills above Mountain Ave.
