    Sold Story – Letting The First House Go

    Rachel and Frank poured their heart and soul into their first home, an adorable Spanish Cottage in Adams Hill.

    Buying a home is stressful no matter how you do it, but for most, buying the “move up” home is a lot more complicated than buying the first one.

    At least, that is what Rachel and Frank thought. Theirย first home purchase was crazy. Their apartment lease was due to expire, Rachel was pregnant with their first child and they made offer after offerย on homes, only to be turned down. It took 15 offers and two failed escrows (inspection issues) before they finally purchased Lincoln.

    The thought of doing it all over again, this time with 2 littles and a house to sell, was more than daunting.

    After consultingย with DIGGS, they made the decision to empty theirย savings account in order to make a purchase without the contingency of selling Lincoln. The idea was to purchase a home they truly loved, buy it, and then sell Lincoln as quickly as possible to replenish their savings and avoid making multiple double mortgage payments.

    To say this was stressful is an understatement.ย Would they find a forever home or be forced to settle for just an extra bedroom? Would the sale of their home be complicated and lengthy? How would they do everything while juggling a toddler, a newborn, two hyper dogs and two demanding careers?

    We know from experience- when the buyer is ready, the universe will provide. Rachel and Frank were ready and they made a leap of faith.

    We spent a quite a while educating our clients on the how the process would work and easing their fears. We helped them understand their financials and theirย options. Then we established a plan that would transform their home and ensure a quick, strong sale.

Our method is to work as a team with our clients- discussing new listings on the MLS and working, daily, to uncover homes not, or not yet, on the market.

    It’s a great plan, but this time it was unnecessary! The first home they saw was “it”. Melissa then made sure Frank And Rachel saw several more homes as a comparison.ย It was important that they felt good about the value and that this was the right house for them.

    The purchase was relatively smooth and uneventful, but we experienced lender delays and closed two weeks later than planned. The holidays were fast approaching and we were running out of time to get Lincoln sold ASAP.

We got their marketing ready in record time and we were on the market the week before Christmas. Five days later, Frank and Rachel had four offers and, on Christmas Eve, accepted an offer 10k above list from a super qualified and motivated buyer.
