DIGGS Transformation Case Study #3

Sometimes a transformation is about telling a new story. Kenneth “B’ was a 1940’s character home with lots of charm and detail, but very little had been upgraded to modern standards. The DIGGS Transformation Team operated on a shoe-string budget to play up the charm, detail and location and play down the need for remodeling.

CASE STUDY #3: KENNETH “B”

THE LOW DOWN: Busy professionals devote all their cash to paying off student loans and all of their time exploring the world or connecting with friends. While they loved their home they had not invested in upgrades or decor. Furnishings were either eclectic or functional and the home’s deferred maintenance was obvious in every room.

DIGGS SOLUTION: The home owners were on a shoe string budget. DIGGS came up with a list of minor projects that had major impact that the homeowner could do. This included painting key rooms, landscape clean up and a complete cleaning, including the windows. Then our DIGGS Optics Team took over, staging and photographing the rooms to emphasize architecture and floor plan. The result was a home that felt unique and filled with personality rather than a home that need a complete remodel.

RESULT:
Estimate before transformation……..$699,000
Transformation budget…………………….$8,000
List price after transformation……….$769,000
Sale price……………………………………..$830,00
Total Profit…………………………………..$131,000
